To extend a semi-detached home in Bray for a growing family using a sunroom. .The clients required the room for the dining table and to use as a TV room.They also requested a breakfast bar.They wanted maximum light and a contemporary design.They also wanted to integrate the new sunroom into their home through an open plan space.
To create an extension with a sidewall on both sides and a glass front to allow for a new dining room table and chairs and a sofa for the tv that would at the same time keep the light and brightness in the home and could be integrated into the home.
We decided to construct a square sunroom with a Hip-roof.We included 3 x roof windows to maximise the light. Corner feature block pillars were added to create a contemporary design. We recommended to use 100mm insulated plasterboard on all the external walls,150mm of spray foam insulation in the ceiling and 100mm insulation in the floor for a cosy room in the winter months
We had to relocate sink wastes and a tap. 2 radiators were extended from the existing central heating system. The central heating pipes were in the garden and they had to be moved out of the way of the new sidewall foundations.We removed the window and cut down the splash back so the opening was level with the current counter top.
This counter top was replaced with a new countertop by the client after we were finished to create a breakfast bar. The doors were removed to create an open plan walk through from the kitchen.
We discussed with the client what type of flooring they would install onto the new floor and they decided on tiles,with this information we ensured that the new concrete floor was laid at the perfect level so when the clients laid their floor the new floor would be at the same level as the existing house floor.
The sunroom took 5 weeks to complete. The build was constructed on time and within budget.
The clients were delighted with the completed sunroom,they were happy that we met all their initial requirements, within the agreed budget and timescale and that we left their home perfectly clean and tidy.
They were particularly happy with the size and spaciousness of the new room as it was more than adequate for their dining table,sofa and breakfast bar chairs.
We have decided to give our team a well deserved rest and will not be opening on Thursday 17th and Friday 18th March, We will be back as normal on Saturday morning 19th at 9.00am
